Tyler Niess brings a mix of development and marketing agency leadership to Red Propeller and relishes opportunities to insert consumer insights into the development world. While he has worked across many different markets and in a wide range of different real estate asset classes, what he really loves are opportunities to find a simple, elegant answer to solve what seem to be intractable, complex real estate challenges.

Tyler (or Ty depending on the day) got his start in San Francisco in the mid-’90s, during the first dot com boom. This took the form of a range of digital agency, brand strategy and product development organizations in San Francisco, Calgary (yup, in Canada) and New York. His digital agency days provided the opportunity to work on major brands like Federated Department Stores, Knight Ridder, Hyatt Hotels and Albertson’s Groceries, as well as iconic brands like NASA and Las Vegas.

After a decade of participating in the first dot com explosion, he discovered real estate and never looked back. His initial foray into real estate was at Playground, the strategy, sales, and marketing arm of resort development company Intrawest. There he got to lead the marketing for the Snowmass Base Village, Winter Park’s Base village and Four Seasons – Vail, among others. He then went on to lead sales and marketing for a variety of projects in Latin American and Europe, including the Artesana Rosewood in San Miguel de Allende, Icon Vallarta in Puerto Vallarta and Dubrovnik Sun Gardens in Croatia.

From Playground, Tyler moved on to serve as Chief Marketing Officer at Crescent Communities – a large developer based in Charlotte, N.C., with resort, single-family, multifamily, and mixed-use developments across the Southeast and Southwest of the United States. There, he was responsible for repositioning the company, building and managing the marketing team, overseeing the company’s innovation, consumer research and sustainability efforts, and helping shape the company’s design and planning process. Over his five-year tenure as a part of the senior leadership team, the organization grew nearly fivefold in revenue and launched more 50 new communities in 12 markets around the country.

At Red Propeller, Tyler has led the growth of the organization on the East Coast, and in Latin America and the Caribbean. Given the variety of roles and experiences he has had over the last 25 years, he wears many different hats for the organization, helping lead the company’s growth into commercial, mixed-use and single-family projects, as well leading a range of strategy and sales assignments.
